Jen and Kyle Yelton were selling their starter home but needed to find a new construction home quickly in Marietta. With the help of the Carlsons, they were able to sell their first home and purchase their dream.

Kyle and Jen had purchased their 1969 starter home a few years ago and after many renovation projects decided it was time to sell. The couple was ready for a bigger place to call home and had a few desired requests. After the near-total renovation project of their first home, they were excited about the opportunity of selling and purchasing a new construction home in Marietta. They had grown to love the Marietta community and wanted to put down permanent roots. They also wanted to be within walking distance of the main square in Marietta which they frequented. 

After selling with Connie, Dan found them their new construction dream, less than a mile from the Square where they could walk their Goldendoodle "Brooks" and grab breakfast on the weekends. 

Why Connie and Dan?

The Yelton's had never sold a home before, so while they had purchased their first home, they were ready for a seasoned professional that could hold their hand throughout the selling process. After the amount of time and money put into their current home they had an opportunity to really make a positive return on investment and they wanted to make sure they had an agent who was knowledgeable of the Marietta market. It was important for them to have an agent who could see the love and care they put into their home. Kyle and Jen reached out through the Carlson website at the same time as they were interviewing multiple agents. Connie and Dan reached out within the hour and offered to come by the next day to talk with Kyle and Jen. They were impressed that even for the initial meeting the Carlson's wanted to come to their home. 

All four of them sat at the Yelton's kitchen table and the Carlson's walked them through what the process would look like. They looked over an updated market report and helped the couple understand where their home could be priced and how they could do so competitively.

Connie walked the house and Jen described her as extremely complimentary about the house they had put together. Connie seemed to understand the gravity of the situation and the mixed emotions of home selling.  

As soon as the Carlson's left the Yelton's turned to each and said we found our agents. They "clicked" with both Connie and Dan.

"As soon as they walked out the door, my husband and I looked at each other and said 'alright we found our Realtors.'"

What Stuck Out To The Yelton's?

Once the Yelton's listed their home, the offers rolled in and by the next morning, they had it under contract. 

When the inspection report came back on their current home the buyers pushed back with a long list of costly requests, something that tends to happen with an older home. Connie immediately called the Yelton's to walk them through the list and helped them decide what would be fair to offer and what they could leave as is.

The couple was nervous about finding their next home so quickly after accepting the new buyer's offer. Dan continued to assure them that they would find a home and be happy with their choice as he would never let them settle. Dan advocated on behalf of the couple to the new construction builders. He made sure even their minor requests were fulfilled. 

How Were The Carlson's Different?

After walking their home Connie suggested staging elements such as a tidying of their things and fresh flowers for showings. She hired a professional photographer to take gorgeous photos of the home and drone footage which highlighted their new roof and massive backyard. These happened to be two nice selling features of the home. Connie thought through how she was going to market their home and continuously thought of ways to show the home until an offer came in. Dan's buying mantra along the way was "don't settle" and the couple certainly felt as if they truly found everything they were looking for the second time around.

Jen's Advice to You

If you're considering selling your home, my advice would be to 

"Sell or buy your home with someone you feel you can have a relationship with and someone you feel comfortable with. I think in comparison to our first realtor we didn't have that level of trust...Connie and Dan were truly those people for us."
